How it works

Filed yesterday. In your inbox by 7am.

Every lead links straight to the Clerk's filing and the county property record.

01

A case gets filed.

The Hillsborough Clerk posts the day's new probate cases overnight. We pull every one.

02

We find the house.

We match the person who passed away to what they owned with the Hillsborough County Property Appraiser and mark how strong the match is.

03

It's in your inbox by 7am.

Every weekday, a private link to a CSV and an Excel file. Monday brings the weekly roundup too.

Which areas does the Tampa list cover?

All of Hillsborough County: Tampa, Brandon, Riverview, Plant City, Temple Terrace, Lutz, Valrico, Seffner, Apollo Beach, Ruskin, Sun City Center and everywhere in between. It's the county's whole probate docket, not a ZIP-code slice.

What's in each lead?

The case number and filing date, the person who passed away, who opened the estate and their mailing address, the estate's lawyer, the matched house, its county value, homestead status, time since death, a late-filed flag, how strong the match is, and links to the Clerk's filing and the property record.

How fresh is this?

Lists land by 7am ET every weekday with the cases filed the day before. The Clerk posts most cases the same day or the next: we checked 213 and 94% made it within a day. Monday also brings a roundup of the whole week.

Does every estate come with a house?

No. Not everyone who passes away owns a home. In a recent week, 27 of 62 Hillsborough estates matched to one. You still get the other 35 with their full court details.

What happens after the trial?

On day 8 your card is charged $99 and your lists keep coming. We email you the day before. Cancel in one click from your private page and you won't be charged.

What is a “late-filed estate”?

Probate is sometimes opened years after a death, for example when an heir needs to sell the house. We mark estates where the death was 3 or more years before the filing so you can decide how to treat them. They are still new court filings.

Is this legal?

Yes. Probate filings and property records are public records under Florida law, and every lead links to both. We're a research service. This isn't legal advice, and it isn't a consumer report.

What shows on my card statement?

Every charge shows on your card statement as FL PROBATE WEEKLY.

Do you contact the families?

No. We never contact families. We sell research to investors and real estate pros, and we expect you to use it lawfully and respectfully.

What do you leave out?

Guardianships of minors, sealed or confidential cases and mental-health cases. We also strip out Social Security numbers, birth dates and medical details.
