Buyer's guide
What do probate leads cost?
Anywhere from free to about $1,500 a month for a single county. The price tells you less than what's in each row. Here's how to tell the difference, based on the public price pages of 26 probate list sellers we read in October 2026.
The short answer
- Raw court data: free if you download it from the Clerk yourself, or up to about $100 a month for someone to do it for you across many counties.
- One-county lead subscriptions: about $49 to $1,500 a month. The middle of the market is around $150 a month per county.
- National data platforms: about $99 to $200 a month, covering many counties but with less probate detail per lead.
- Pay per lead: roughly 10 cents to $2 a record. Cheap per row, but the rows are rarely the same product.
What you're actually paying for
The court file is public. Anyone can pull it. What costs money is the work done on top of it:
- Speed. A case filed yesterday is worth more than one filed last month. Daily lists beat weekly ones, and weekly beats monthly.
- The house. A probate case with no property attached is a name, not a lead. Ask what share of cases come matched to a house, and how the seller decides a match is real.
- Who to contact. The person who opened the estate and their mailing address, plus the estate's attorney. That's who decides what happens to the house.
- Proof. A link back to the court filing and the property record on every row, so you can verify a lead before you spend money mailing it.
- Phones and emails. Some sellers add skip-traced phone numbers. It costs more and quality varies a lot. Many investors mail first and skip trace only the leads worth calling.
Questions to ask before you pay
- How many new estates a week does the list have, and how many come with a house?
- How old is a case by the time it reaches me?
- Is the mailing address for whoever opened the estate on every row?
- Can I see the source for any row?
- How many other buyers get the same list?
- Is there a contract, and can I try it first?
